HMO Licensing
Navigating HMO Licensing with Confidence
While obtaining an HMO (House in Multiple Occupation) licence is a crucial legal obligation for landlords, it’s often viewed simply as a compliance hurdle rather than an opportunity. At HMO Management, we believe that strategic licensing, combined with expert insights, can significantly enhance the long-term success of your property. We help you go beyond mere compliance, ensuring your property is optimised for its full potential.
Complete HMO Licensing
Our Comprehensive Licensing Package
Our standard licensing package is designed to streamline the entire process for you, priced at £745 + VAT. For landlords who choose our property management services, this licensing fee will be credited back to you. (For details on other licensing options and package variations, please refer to our dedicated licensing site.)
Here’s what our standard package includes:
Expert HMO Compliance Advice
Understanding the intricate regulations around HMOs can be complex. We conduct a thorough assessment of your property, meticulously checking and measuring all bedrooms, living rooms, communal spaces, kitchens, and bathrooms. We then provide expert advice on legal room sizes and the maximum number of tenants permissible for your specific HMO licence.
It’s important to remember that having, for example, six bedrooms doesn’t automatically guarantee a licence for six tenants, as licensing criteria depend on a variety of interconnected factors. Our professional assessment is essential to avoid potential issues. You’ll receive a comprehensive report highlighting all critical factors and advising on any necessary modifications to achieve your desired tenant capacity.
Included Fire Risk Assessment (FRA)
A Fire Risk Assessment (FRA) is a legal requirement for all HMOs across the UK. Our standard package includes this vital service, saving you the typical cost of £250 or more if you were to arrange it separately.
Fire Safety Recommendations and Quotes
Based on our compliance report and the FRA, we’ll provide clear, actionable advice on all essential fire safety works. This includes recommendations for fire doors and fittings, fire alarm systems with precise specifications, and any other necessary fireproofing. While there’s no obligation, we can also provide highly competitive quotes for these works.
Seamless Licence Application Support
We handle the entire HMO licence application process on your behalf, providing dedicated assistance until your licence is successfully granted.
Unlock Greater Returns: Optional Services
Beyond standard licensing, we offer specialised services designed to maximise your property’s profitability.
HMO Re-design and Space Optimisation
Looking to significantly boost your return on investment? Our optional HMO re-design service with space optimisation can increase your ROI by up to 50%. We offer this service for £495 + VAT where we identify significant potential, and this fee is credited back to landlords who instruct us for full property management.
By utilising this service for free through our management offering, you can substantially increase your income, even with the additional management fee. Our extensive experience successfully managing hundreds of HMOs means we have a natural eye for optimising property potential. Whether it’s making minor adjustments to a kitchen layout to allow for an additional tenant, or strategically creating an extra bedroom that can be licensed, we identify numerous ways to substantially increase your ROI.
Expert Assistance with HMO Planning
For properties located in Article 4 areas, planning permission is required for HMOs. Additionally, if you plan to accommodate more than six tenants, you’ll need to go through Sui Generis (large HMO) planning permission. We can provide comprehensive assistance with both.
We begin with an Initial Planning Survey (IPS), which involves thorough research into the property and its surrounding area. Each local authority has specific criteria that must be met to avoid automatic refusal of planning permission. Our IPS undertakes a desk-based appraisal to determine the merit of submitting an application. If the scheme demonstrates strong potential, we can then proceed with the planning application. Crucially, any work undertaken for the initial IPS is credited against the invoice for the full planning application, avoiding duplicate fees. This service, priced at £845 + VAT, can potentially save you thousands by preventing applications for properties where HMO planning permission is unlikely to be granted.
